The picture is much the same for residential real estate appraisers all across the New York area. After months of struggling with the real estate slump many of the state’s 6200 or so appraisers are being socked by a new industry code that went into effect May 1. The Home Valuation Code of Conduct was designed to clean up unethical practices and eliminate conflicts of interest in the appraisal industry that at the height of the boom helped to artificially inflate housing prices and fuel what became the subprime lending catastrophe. The code which grew out of an agreement between New York Attorney General Andrew Cuomo and the ffice of Federal Housing Enterprise versight prohibits what is known as “appraiser shopping” among mortgage brokers whose commissions depend in large part on the size of the home loans. In the past some mortgage brokers routinely steered appraising work to firms that would place the highest values on properties and thus would require the biggest loanand generate a bigger fee. The new rules target that practice by barring mortgage brokers from hiring appraisers on all loans backed by Fannie Mae and Freddie Mac. In addition the code holds lenders accountable for appraisals.

The group “Compassion & Choices” says Linda Fleming onThursday night took a lethal dose of drugs that were prescribedunder the “Death with Dignity” law that took effect in March.
